As Roswell continues to see more development, Dave Schmit of Schmit + Associates has his sights set on a specific area of the city.
Schmit previously described Groveway as “the only part of Roswell where he has interest in developing projects.”
“The development work within my company focuses on Towncenter and transit oriented sites. Both share a common element that places the pedestrian experience at the forefront of design,” he said.
According to Schmit, Groveway not only provides opportunities to develop downtown walkability, but also “represents a district that can provide a range of housing mixed with commercial and civic uses that will create an interesting and vibrant experience.”
Current projects include Roswell Court and Veranda at Groveway.
Roswell Court is a development of seven townhomes and five condominiums over offices and retail, “across from Roswell’s Library and a short stroll from City Hall’s wooded park.”
It serves as an opportunity to “create the first small mixed-use project to serve as a gateway entrance to the Groveway District of Roswell.”
Schmit is also aiming to bring more affordable housing to the city with development including “both market rate and mixed-income housing options in addition to commercial office and retail uses.”
Affordable housing in Roswell has been frequently and heavily discussed by city officials.
Schmit + Associates have partnered with the Roswell Housing Authority, “to optimize the master plan that will provide affordable housing options for a range of residents, from young families to seniors.”
Phase 1, Veranda, is completed and will provide 102 units for seniors, age 62 and over.
Roswell Housing Authority enlisted a partnership of Integral Development and Schmit+Associates to develop and manage Veranda on their behalf.
The senior community was funded through the Low Income Housing Tax Credit program regulated federally by HUD and at the state level by the Department of Community Affairs. Rents are set in relation to the area median income established by census data for the Atlanta area.
Roswell Court is connected to Veranda at Groveway.
“I believe the magic of what can occur in Groveway is to diversify product types and housing choices to varied income levels,” he said.
Veranda, and the remaining property owned by the Roswell Housing Authority, will serve as the most important asset to citizens in our city to live affordably.
“There is a focus in the master planning effort to widen the net to residents of varied incomes and stage of life,” said Schmit.
He added that, “future phases will seek to serve families.”
“City Walk, the Library, the Southern Skillet redevelopment site and Roswell Court together will foster activity in the area and provide access into Groveway along Forrest Street by creating a walkable invitation into the Groveway district,” said Schmit.
Schmit & Associates intentions for the recently completed mixed-use project, Forrest Commons, to provide that walkability element, while also being “small and different from others.”
“This project sits on one acre and provides a mix of townhomes, residential lofts, office condos and a 2-story commercial building. It represents the kind of project that can be done on small sites where a mix provides interest and variety,” said Schmit.
While small projects such as this, “face challenges in meeting parking and storm water requirements,” Schmit feels that “more projects of this nature could foster more commercial property development if a shared parking model was adopted.”
He noted that this model has potential since “commercial and residential uses peak a different times.”
“The design incorporates a relationship between the building and the street that creates ‘small space’ vibrancy,” said Schmit.
Veranda and Oak Crossing aim to encourage a more diverse group of residents.
Oak Crossing is a market rate project whose design creates connectivity amongst its residents. It will exhibit similar attributes to Forrest Commons.
