East and west Cobb subdivisions get approval from planning officials

The Cobb Planning Commission approved zoning requests Tuesday that clear the way for two new subdivisions, one in west Cobb and the other in east Cobb.

Traton Homes plans to build a $24 million residential development on a 52.5-acre property near the intersection of Mars Hill Church Road and Acworth Due West Road in west Cobb.

Traton plans to build 84 homes, each a minimum of 2,000 square feet, which will be sold in the $300,000 range.

Pending approval by the Board of Commissioners on Feb. 19, construction is expected to begin this spring with the development finished this fall, said attorney Kevin Moore, who represents Traton.

Chris Poston, senior vice president of Traton Homes, said the exterior features on the proposed two-story homes will be brick, stone, HardiePlank and cedar siding.

“It’s going to be consistent with what we’re building in west Cobb right now in some of our subdivisions like Davis Farm and Great Oaks, and we’re just going to kind of carry it on,” Poston said.

The commission also approved a zoning request that allows for a 125-home subdivision on Johnson Ferry Road in east Cobb.

Marietta attorney John Moore (father of Kevin Moore), who represents the developer, Brooks Chadwick Capital, said the proposal is to build 85 single-family detached homes and 40 townhomes on the 32-acre parcel.

The larger homes would be adjacent to the Riverhill Subdivision and priced in the $650,000 to $1 million plus range, offering 4,000 to 5,000 square feet of living space on 18,000- to 25,000-square-foot lots.

There will be a mid-range of homes on 7,000- to 12,000-square-foot lots in the $400,000 to $600,000 and above price range, followed by the townhomes near the library that will begin in the $300,000 to $500,000 range at 2,500 to 3,000-plus square feet. The three-story townhomes will have two-car garages with optional elevators.

If everything goes as planned, construction will start in early summer with a completion date of two years or less.

Both votes were 4-0.

Commissioner Lisa Cupid said the fifth Planning Commission board member, Murray Homan, appointed by her predecessor, former Commissioner Woody Thompson, has resigned.

Cupid said she is working on an application process to fill her appointments on the various county boards. She hopes to have Homan’s replacement chosen in March.
