Two New East Cobb Developments Approved By BOC

MARIETTA — The Cobb Board of Commissioners recently approved zoning changes that clear the way for two east Cobb developments to begin construction.

One 21-home, 10.5-acre tract located off Roswell Road by Old Canton Road will be developed by Arrowhead Real Estate Partners.

Located in the Walton High School district, the homes, which will range from 2,400-square-feet to 3,500-square-feet in size, are expected to sell in the $700,000s.

Ideally, construction would start this June.

“It will probably take about 18 months to build out and sell out,” said attorney Garvis Sams, who represents Arrowhead. Commissioner JoAnn Birrell, who represents the area, said the original proposal called for a mix of single family homes and an assisted living center.

“I think this is a much better fit,” Birrell said. “I mean, it’s only a 10.5-acre parcel and with the stream running through the middle of it that you can’t disturb or utilize it just didn’t make sense for a three- or four-story senior living facility backing up to neighborhoods.”

The board approved the zoning change in a 5-0 vote.

A second, nine-home development on a 4.6-acre tract off Wesley Chapel Road near Sandy Plains Road also received approval in a 4-1 vote with Commissioner Helen Goreham opposed.
